When doing a walk-thru for fix & flip, make sure to pay attention to the major components of the house. On the exterior you want to check the roof, masonry or skin if it’s a frame house. Look at the concrete flatwork, drainage, yard and garage. Assessing these components is important because these can be major cost items. On the inside of course you will be looking at everything but pay close attention to the structure, foundation walls, plumbing, electrical and mechanical systems. In most cases the finishes will need replacement, so don’t worry about those really. Flooring can be costly so if you plan to do a hardwood only do the living and dining areas and use ceramic for the kitchen and bath of course. If there are bedrooms on the main floor it is good to carpet those for savings, and most people don’t mind the carpet in the bedrooms as long as it’s new.
